জমির হিসাব বের করার নিয়ম তেমন কঠিন না। আশাকরি আপনি এ লেখাটি পড়ার পর খুব সহজে জমির হিসাব বের করতে পারবেন।
বর্তমানে আমাদের দেশে শহরে এবং গ্রামে জমি জমা সংক্রান্ত বিরোধ সবচেয়ে বেশি হয়ে থাকে। বিভিন্ন কারণে এ বিরোধ সৃষ্টি হয়ে থাকে। তার মধ্যে সবচেয়ে বড় কারণ হচ্ছে আপনি যতটুকু জায়গার মালিক আপনাকে ততটুকু জায়গা থেকে বঞ্চিত করা।
গ্রামের বেশির ভাগ মানুষ জায়গা জমির হিসাব তেমন বুঝেনা। যার কারণে সমাজের উচ্চ শ্রেণির মানুষ তাঁদের জায়গা জোর করে দখল করে রাখে। তাঁরা মামলা করতেও চায় না তার কারণ জায়গা জমি সংক্রান্ত মামলা অনেক সময় লেগে যায় নিষ্পত্তি হতে এবং অনেক অর্থ ব্যয় হয়।
অনেক সময় দেখা যায় যে মামলা করার পর মামলার রায় পাওয়ার জন্য যে টাকা ব্যয় হয় ঐ টাকা দিয়ে সমপরিমান জমিও ক্রয় করা যায়।
গ্রামের সহজ সরল মানুষ এ আশায় বসে থাকে যে ছেলে বড় হবে শিক্ষিত হয়ে মোড়লদের কাছ থেকে নিজেদের জায়গা উদ্ধার করে নিবে। কিন্তু ছেলে বড় হয় উচ্চ শিক্ষা গ্রহণ করে কিন্তু বাবা যখন তাদের জমিজমা সংক্রান্ত হিসাবের কথা বলে তখন ছেলে বলে বাবা আমি এসব বুঝি না, তখন বাবার শেষ আশাটুকুও হারিয়ে যায়।
কিন্তু ছেলে একটু বুঝার চেষ্টা করলেই বুঝতে পারবে তাদের জায়গার হিসাব। কারণ সে যখন পড়াশুনা করছে তখন অবশ্যই জ্যামিতি পড়ছে। আর জমির হিসাব নিকাশ জ্যামিতিরই অংশ।
এখন আমি আপনাদের দেখাবো যে আপনার যে জায়গাটি আছে সেটি কত শতাংশ বা শতক অথবা কত কাঠা আপনি খুব সহজে হিসাব করতে পারবেন। মনে রাখবেন আমার এ ব্লগটি পড়ে আপনি ভূমি মাপে এক্সপার্ট হতে পারবে না তবে আমি নিশ্চিত আপনি এখন থেকে একটি জমি কত শতাংশ বা শতক অথবা কত কাঠা তা খুব সহজে বের করতে পারবেন।
জমির হিসাব
মনে করুন আপনার জায়গাটি উপরের দেখানো ছবির মতো। তো আপনি একটি ফিতা দিয়ে মাপার পর দেখলেন যে দৈর্ঘ্য AB= 50 ফুট এবং CD= 50 ফুট
আর প্রস্থ AC= 30 ফুট এবং BD= 30 ফুট
এখন একটু চিন্তা করে বলুনতো আপনার জমিটি কি আকৃতির ? উত্তর: অবশ্যই জমিটি একটি আয়তক্ষেত্র।
তাহলে এখন আমাদের প্রথম এবং গুরুত্বপূর্ণ কাজ হচ্ছে ক্ষেত্রফল বের করা। তো আমরা আয়তাকার ক্ষেত্রের ক্ষেত্রফলের সূত্র লিখবো।
আয়তাকার ক্ষেত্রের ক্ষেত্রফল=( দৈর্ঘ্য * প্রস্থ)
=(50*30) বর্গফুট
=1500 বর্গফট / স্কয়ার ফুট
জমির হিসাব শতাংশ
এখন আপনি জানতে চান আপনার জমিটি কত শতক বা শতাংশ। শতক বা শতাংশ বের করার জন্য আমরা সবসময় ক্ষেত্রফলকে 435.6 দ্বারা ভাগ করবো। তার কারণ হচ্ছে 435.6 বর্গফুটে হচ্ছে এক শতাংশ।
শতক/ শতাংশ= (1500/435.60)
=3.44 শতাংশ
তাহলে আমদের উপরের জমিটি হচ্ছে 3.44 শতক বা শতাংশ
জমির হিসাব কাঠা
এখন আপনি জানতে চান আপনার জমিটি কাঠার হিসাবে কত কাঠা। কাঠা বের করার জন্য আমরা সবসময় ক্ষেত্রফলকে 720 দ্বার ভাগ করবো। তার কারণ হচ্ছে 720 স্কয়ার ফিট বা বর্গফুটে হচ্ছে এক কাঠা।
কাঠা= (1500/720) কাঠা
= 2.08 কাঠা
তাহলে আমাদের উপরের জমিটি কাঠার হিসাবে হচ্ছে 2.08 কাঠা।
যদি আপনার জমি বা প্লটটি এমন হয় তাহলে কীভাবে শতাংশ বা কাঠা বের করবেন।
জমির মাপ
এখানে দৈর্ঘ্য AB=60 ফুট এবং CD=50 ফুট
প্রস্থ AC=40 ফুট এবং BD=35 ফুট
এখানে আমাদের ক্ষেত্রফল বের করার আগে গড় দৈর্ঘ্য এবং গড় প্রস্থ বের করতে হবে।
গড় দৈর্ঘ্য এবং গড় প্রস্থ বের করার জন্য আমরা দুটি দৈর্ঘ্য আর দুটি প্রস্থ যোগ করে দুই দিয়ে ভাগ করবো।
তহলে গড় দৈর্ঘ্য = (60+50)/2 ফুট
= 110/2 ফুট
=55 ফুট
গড় প্রস্থ= (40+35)/2 ফুট
=75/2 ফুট
=37.5 ফুট
এখন আপনি গড় দৈর্ঘ্য আর গড় প্রস্থ গুণ করে ক্ষেত্রফল বের করুন।
ক্ষেত্রফল= (55*37.5) বর্গফুট
= 2062.5 বর্গফুট
জমির হিসাব শতক
এখন আপনি জানতে চান আপনার জমিটি কত শতাংশ। তাহলে আমরা পূর্বের মত ক্ষেত্রফলকে 435.6 দ্বার ভাগ করবো।
শতাংশ= (2062.5/435.6)
=4.73 শতাংশ
তাহলে আপনার জমি বা প্লটটি হচ্ছে 4.73 শতাংশ বা শতক।
এখন আপনি জানতে চান আপনার জায়গাটি কাঠার হিসাবে কত কাঠা । তার জন্য আমরা ক্ষেত্রফলকে 720 দ্বারা ভাগ করবো। তার কারণ হচ্ছে আমরা জানি 720 স্কয়ার ফিট বা বর্গফুটে হচ্ছে এক কাঠা ।
কাঠা= (2062.5/720) কাঠা
=2.86 কাঠা
আহলে আপনার জমিটি হচ্ছে 2.86 কাঠা।
যদি আপনার প্লটটি বা জমিটি এমন আকৃতির হয়।
জমির পরিমাপ
প্রথমে আমাদের ক্ষেত্রফল বের করতে হবে। তার জন্য আমরা লক্ষ্য করব জমিটি কি আকৃতির, তারপর ঐ অনুযায়ী সূত্র প্রয়োগ করে ক্ষেত্রফল বের করব।
আমরা জানি এটি একটি ত্রিভুজ আকৃতির জমি। কিন্তু কোন ধরণের ত্রিভুজ? এটি একটি বিষম বাহু ত্রিভুজ। তার কারণ হচ্ছে এ তিভুজের এক এক বাহুর দৈর্ঘ্য এক এক রকম তাই। তাহলে আমরা বিষম বাহু ত্রিভুজের ক্ষেত্রফলের সূত্র দিয়ে ক্ষেত্রফল বের করবো।

আমাদের মূল কাজ অর্থাৎ ক্ষেত্রফল বের করা শেষ, এখন আমরা জায়গাটি কত শতক তা বের করবো।
শতক= (1981/435.6)
=4.55 শতক
এখন আমরা কাঠা বের করবো:-
কাঠা= (1981/720)
= 2.75 কাঠা
তাহলে আমাদের জায়গাটি 4.55 শতক বা 2.75 কাঠা

Imagine your place is like the picture shown above. So after measuring with a tape, you see that the length is AB = 50 feet and CD = 50 feet
And width AC = 30 feet and BD = 30 feet
Now think about it, what is the shape of your land? Answer: Of course the land is a rectangle.
So now our first and most important task is to find the area. So we will write the formula for the area of a rectangular field.
Rectangular Area = = Length * Width
= (50 * 30) sqft
= 1500 sqft / sq ft

Now you want to know what percentage or percentage of your land. We will always divide the area by 435.6 to find the percentage. That’s because 435.6 square feet is one percent.
Percentage / Percentage = (1500 / 435.60)
= 3.44 percent

Now you want to know how much katha your land is. We will always divide the area by 720 degrees to find the katha. The reason is that 720 square feet or square feet is one katha.

Now you want to know what percentage of your land. Then we will divide the area as before by 435.6.
Percentage = (2062.5 / 435.6)
= 4.73 percent
Then your land or plot is 4.73 percent or hundred percent.
Now you want to know how many kathas your place is. For that we will divide the area by 720. The reason is that we know that 720 square feet or square feet is one katha.
Katha = (2062.5 / 720) Katha
= 2.86 katha
Ahl your land is 2.86 katha.
