নামজারি(Mutation) বা জমাখারিজ কি?
বর্তমান সমায়ের একটি আলোচিত বিষয় হচ্ছে নামজারি বা মিউটেশন। আমরা প্রায় এই শব্দ গুলো শুনে থাকি কিন্তু খেয়াল করি না যে,এই শব্দ গুলো কি? তাহলে আপনাদের জানানোর উদ্দেশ্যই বলছি নামজারি,মিউটেশন বা জমাখারিজ তিনটি শব্দেই কিন্তু একই।
জমি যখন আপনি ক্রয় করলেন,জমির খাতিয়ান কিন্তু পূর্বের মালিকের নামেই রয়ে যায়। তাই সমস্যাটা সমাধান করার জন্য জমি ক্রয় করার পর যতো দ্রুত জমি নিজের নামে খাতিয়ান নিতে হবে। কোন ব্যক্তি বা প্রতিষ্ঠান বৈধ পন্থায় ভূমি বা জমির মালিকানা প্রাপ্ত হলে সরকারি রেকর্ড সংশোধন করে তার নামে নতুন ভাবে রেকর্ড করাকে নামজারি বলে।
নামজারি হলে যে জমি ক্রয় করবে তার নামে একটা খতিয়ান তৈরি হয়। এই খতিয়ানে উল্লেখিত থাকবে কতো পরিমাণ জমি ক্রয় করছেন তার পরিমান,জমি সংক্রান্ত বিভিন্ন তথ্য যেমনঃ পূর্বের জমির মালিকের নাম,মৌজা,মৌজার নাম্বার এটাকে জেএল নাম্বার বলা হয়,জমির পরিমাণ,জমির দাগ নাম্বার, ইত্যাদি।
ই নামজারি আবেদন করার প্রয়োজনীয় বিষয়াবলি
১। মালিকানা দলিল
২। উত্তরাধিকারী ব্যতীত অন্য হলে সেবা দান আদালতের বিক্রি নিলাম মালিকানার মূল দলিল সার্টিফিকেট কপি
৩। উত্তরাধিকারী হলে মালিকানার দলিল এবং ওয়ারিশ সনদ
৪। এলাকাভেদে সর্বশেষ খাটিয়ান সিএস এস এ আর এস
৫। হালসন পর্যন্ত খাজনার দাখিলা
৬। বায়া দলিল
৭। বায়া খতিয়ান
৮। ছবি

ই- নামজারি অনলাইনে আবেদন করার প্রক্রিয়া/Land mutation in Bangladesh
১। বিভাগঃ আপনার নিজস্ব সিলেক্ট করতে হবে
২। জেলাঃ আপনার নিজস্ব জেলা সিলেক্ট করতে হবে
৩। উপজেলাঃ আপনার নিজস্ব উপজেলা
৪। মৌজাঃ মৌজা সিলেক্ট করতে হবে
৫। আর.এস, বি.এসঃ এলাকাভেদে সর্বশেষ খতিয়ান সিলেক্ট করতে হবে
৬। খতিয়ান নংঃ খতিয়ান নং সিলেক্ট করতে হবে
৭। দাগ নং, জমির পরিমাণ ও কত শতক তা সিলেক্ট করতে হবে
৮। দলিল/ মামলা নংঃ আপনার দলিল নাম্বার দিতে হবে
৯। তারিখঃ কত তারিখে দলিলটি করবেন তার তারিখ সিলেক্ট করতে হবে
১০। সাব রেজিস্টার অফিসের নামঃ সাব রেজিস্ট্রিার অফিস সেখানে লিখতে হবে।
১১। আরোওঃ আপনাদের যদি একাধিক পরিমাণ দলিল থেকে থাকে তাহলে আরোও নামের অপশনটিতে ক্লিক করতে হবে।
১২। আবেদিত মোট জমির পরিমাণ(একর): আপনার জমির পরিমাণ উল্লেখ করতে হবে। এবং তা কথায় লিখতে হবে।
১৩। আরও খতিয়ান সংযুক্ত করুনঃ রেকর্ডিং খতিয়ান যদি আপনার একাধিক হয় তাহলে সেখানে একটি অপশন পেয়ে যাচ্ছেন, আর ও খতিয়ান সংযুক্ত করুন এই অপশন টি ক্লিক করুন।
যে জমিটি বিক্রি করছে তার ক্ষেত্রে নিচের বিষয়টি প্রযোজ্য হবে
নিচে উল্লেখিত ফর্মটি আপনারা পূরণ করবেন, যদি কোন সমস্যা মনে হয় কিংবা ফরমটি পূরণ করতে পারছেন না নিচের কমেন্ট সেকশনে কমেন্ট করে জানাতে পারেন।
১। আবেদনকারীর নামঃ এখন আপনার নামটি দিয়ে দিবেন।
২। পিতা/স্বামীর নাম এবং পূর্ণ ঠিকনাঃ আপনার পিতা নাম এখানে দিতে হবে।
৩। মোবাইল নংঃ আপনার ফোন নাম্বারটি প্রদা করুন
৪। ইমেইলঃ যদি থেকে থাকে তাহলে দিতে পারেন।
৫। ন্যাশনাল আইডি/পাসপোর্ট/জন্মনিবন্ধনঃ ন্যাশনাল আইডি কার্ডের নাম্বার টা প্রদান করুন।
৬। পাসপোর্ট সাইজের ১ কপি ছবিঃ আপনার পাসপোর্ট সাইজের ১ কপি ছবি প্রান করুন।
যাদের নাম হতে কর্তন হবে/ ২য় পক্ষের(বিবাদি) নাম ও পূর্ণ ঠিকনা
১। বিবাদির নামঃ যার কাছ থেকে সর্বশেষ জমিটি ক্রয় করছেন তার নাম এখানে উল্লেখ করবেন।
২। বিবাদীর পিতা/স্বামীর নাম এবং পূর্ণ ঠিকানাঃ বিবাদীর পিতার নাম দিবেন।
৩। মোবাইল নংঃ তাদের মোবাইল নম্বরটি এখানে উল্লেখ করবেন।
৪। স্বাক্ষরঃ কাগজের মধ্যে সাক্ষর টি দিয়েছেন সেটা এখানে আপলোড করে দিতে হবে।
আবেদনকারী নিজে না হয়ে প্রতিনিধি হলে ফাঁকা বক্সে ক্লিক করুন।
আপনার ফর্মটির যদি উল্লেখিত তথ্যগুলো দিয়ে পূরণ করা হয় তবুও দুই তিনবার যাচাই করে নিবেন। পরিশেষে দাখিল অপশনে ক্লিক করুন।

What is Mutation?

A khatian is made in the name of the person who will buy the land in case of namazari. - Date: Select the date on which you will do the document
- Name of Sub-Registrar’s Office: Sub-Registrar’s Office should be written there.
- More: If you have more than one document then you have to click on the More Name option.
- Total amount of land applied (acre): You have to specify the amount of land. And it has to be written in words.
- Attach more ledgers: If you have more than one recording ledger then you are getting an option there, and click this option to attach more ledgers.

- Signature: The signature given in the paper must be uploaded here.
